We are a family-run joinery business, established in 2009, working from our base at Mayobridge, Newry, which keeps us within easy reach of the whole island.

A garden room only earns its cost if it is genuinely usable in January as well as July. Ours are built with insulated walls, floor and roof, proper glazing and a solid base — the same standards we apply to extensions. You get one team from survey through to handover, and a written fixed quotation before anything begins.
Insulation throughout, quality glazing, hard-wearing flooring, electrics installed by a qualified electrician, and cladding options in composite or timber. We handle delivery and installation ourselves rather than subcontracting it, which is why our timescales hold. Every build is measured for your garden — nothing is taken from a catalogue.

Most of our Irish clients use a garden room as a home office, a gym, a studio, a treatment room or simply extra living space away from a busy house. The shell is the same quality in each case; what changes is the layout, glazing, power provision and heating. Tell us how you intend to use it and we will specify it accordingly.
Not every garden has room for a large build, and a cramped layout is worse than a smaller one done well. We regularly work with narrow plots and awkward corners, using slimmer depths, corner placements and full-height glazing to keep the space feeling open. If access is tight we will tell you at survey stage rather than on installation day.
Composite cladding holds its colour and needs very little upkeep, which suits exposed Irish sites and coastal weather. Timber gives a warmer, more traditional finish but wants occasional treatment. We supply both, along with the porcelain paving and trims to finish the surrounding area, so the whole project comes from one supplier.
Every room is drawn around your garden, your access and how you plan to use it. Size, door position, window layout, internal finish and power provision are all decided with you before we build. That is the difference between a garden room that fits and one that merely arrives.
A garden office needs more than a desk and a socket. We plan power and data properly, insulate for acoustics as well as heat, and position glazing so screens are not fighting glare. The result is a room you can work in for a full day without the compromises of a spare bedroom.
Building the structure off-site means groundworks and construction progress at the same time rather than one after the other. Installation on site is usually measured in days. If you are considering a full modular home rather than a garden room, that is a separate service and we are glad to talk it through.
Where clients need something closer to a small annexe than a single room, we build larger garden houses with separate zones — living area, storage, and where drainage allows, a shower room or WC. These require more planning consideration, and we will be straight with you about what your local authority is likely to expect.

Cost depends on size, specification and site access rather than a fixed price list. We survey the site, agree the specification with you and then issue a written fixed quotation covering the build, delivery and installation, so there are no additions later.
In many cases a garden room falls within exempted development, but this depends on floor area, height, position relative to boundaries and how much of the garden is already built on. Rules differ between the Republic and Northern Ireland. We will advise on your specific site before you commit.
