Most gardens are not rectangles with clear access. Boundaries run at angles, drains and manholes sit in inconvenient places, and the best light rarely faces the most obvious wall. Designing to the actual plot lets us place the door and glazing where they work instead of where a standard unit dictates.
Footprint and internal layout, door type and position, glazing size and placement, cladding in composite or timber, internal finish, socket and lighting positions, and heating. We agree all of it with you in writing before the build begins.

We start with a free quotation on request, then survey the site properly — access, levels, boundaries and services. From that we confirm the specification and issue a fixed written quotation. Bookings are confirmed with a 10% deposit, with 50% collected on day one of installation and 40% on completion.
Sloping ground, narrow side access, mature trees and awkward boundary angles are the situations where a standard unit fails. These are the jobs bespoke construction exists for, and we will tell you at survey what the site genuinely allows rather than promising and improvising later.
Composite cladding holds colour and needs almost no upkeep. Timber gives a softer, more traditional appearance and wants periodic treatment. We supply both, plus porcelain paving and trims, so the finished area is coherent rather than assembled from three suppliers.
Not automatically. Because the room is sized to your garden you are not buying unusable floor area, which often offsets the design work. Cost rises where the specification rises — larger glazing, higher insulation, more complex groundworks — not simply because it is made to measure.
Where the room has a defined job, bespoke pays for itself. An office gets sockets at the desk and glazing that avoids screen glare. A studio gets the light orientation right. A treatment room gets the drainage considered before rather than after.
Insulated walls, floor and roof as standard, with glazing specified to match. A bespoke room that is cold in winter has failed regardless of how well it fits, so this is not an upgrade we treat as optional.
