Garden rooms start from €15,000. The final price depends on size, glazing, insulation and heating specification and access to your garden. After a site survey we issue a written, itemised quote that covers the base, structure, cladding, glazing, internal finish, electrics, delivery and installation.
In most cases, no. Northern Ireland’s permitted development rules normally allow a single-storey garden room behind the house that’s under 4 m high (2.5 m within 2 m of a boundary) and covers no more than half the garden. Listed buildings and conservation areas are different, so we check your property before you commit.
Most garden rooms are completed on site in 3–5 days. Because we travel to the north-west for Derry jobs, we plan survey and installation dates carefully in advance so the build runs without delays.
Yes. Every garden room is insulated in the floor, walls and roof, with quality glazing and sealing, so it holds its heat through wet, windy north-west winters. We can add electric heating and specify composite cladding for exposed sites.
