Every room is built on site, usually in 3–5 days, starting from €15,000. Under Ireland’s 2026 rules, many garden rooms up to 30 m² don’t need planning permission, although conditions and limitations apply. Yes. We design and build insulated garden rooms throughout Dublin city and county, including north Dublin areas such as Swords. Every room is built on site by our own team rather than supplied as a flat-pack kit, and it’s designed around your garden and how you’ll use it.
Often not. Under the Republic of Ireland’s exempted development rules in force since July 2026, a garden room used as an office, gym or studio of up to 30 m² can be built without planning permission. Conditions and limitations apply, including keeping at least 25 m² of rear garden and staying within height limits. Rooms used for sleeping need extra checks. We confirm what applies to your site at survey.
Our garden rooms start from €15,000. The final figure depends on size, glazing, insulation and heating specification and access to your garden. You receive a written, itemised quotation covering the base, structure, cladding, glazing, internal finish, electrics, delivery and installation.
Most garden rooms are built on site in 3–5 days. Our base in Newry is roughly an hour and a quarter from Dublin via the M1, so our team can survey your garden and install on agreed dates with minimal disruption.
Yes. Our garden rooms are insulated in the floor, walls and roof and fitted with quality glazing, so they stay comfortable through an Irish winter and don’t overheat in summer. We can add heating, lighting and power points to suit how you plan to use the room.
