They were really helpful in discussing options, sizes, plans and models of the garden room over the phone and via Teams calls. They responded quickly to queries and made it an easy decision to travel from Galway to Newry to visit the showroom before the final design was agreed. The garden room was installed last week, after a long but very worthwhile wait - no delays, we were told when ordering it would be December, just in time for Christmas. The install team were amazing. Professional, tidy, courteous and trojan workers! Our 35m2 room was up and finished within 28hrs - built, floored, plastered with lights and heat working! They arrived at 7.30am one day and had completed the build and cleaned up by 10.30am the following day. We are more than happy with the result and feel the quality, workmanship and speed in completing the build was worth every penny. We would highly recommend CG Joinery if you're considering them.

It was honestly the most emotional experience I’ve ever had as this was something I have dreamt of putting in my back garden since we bought and renovated our house in March ‘23. We put a lot of money towards the win to extend our garden room and I worried this would cause hassle. Instead, it was the smoothest process ever! Conaill was always a phone call away over the months or back and fourth planning. Sarah was always at the end of every email and responded instantly. The men that came to built our dream garden room were so lovely, so easy to host and so lovely to chat about to. Every single person on the team takes their roll very seriously and you could see and hear that while they worked. They were at our door at 7:15 am and did not finish up until 7pm that night. The following day they had a 7:30 start time and the job was complete by 9:30am. I could not get over how quick they had it complete. It went to show that experience from highly skilled workers pays off. I will continue to recommend CG Joinery as in today’s world, it is very easy to get people who are looking for the money but don’t want to do the job. It makes it very hard to trust anyone anymore. What is a modular home?

A modular home is a permanent house built in sections in a controlled factory environment, then transported and assembled on your site. It is not a mobile or portable building — once installed it sits on permanent foundations and meets the same building standards as a traditionally built house.

How much does a modular home cost in Ireland?

Cost depends on floor area, specification and site access. Factory construction removes most weather delays and reduces on-site labour, which is where traditional builds lose money. We issue a fixed written quotation after a site survey, covering build, delivery, craning and installation.

How long does a modular home take to build?

Most of the build happens off-site while groundworks are prepared in parallel, so the two run at the same time rather than one after the other. That is what makes modular faster than a traditional build. Installation on site is usually completed in days rather than months.

Do modular homes need planning permission in Ireland?

Yes. A modular home is a permanent dwelling, so normal planning permission and building control apply in both Ireland and Northern Ireland. We can advise on what your local authority will expect before you commit.

Are modular homes as warm as a traditional house?

Factory construction allows tighter tolerances and continuous insulation, so airtightness is usually better than a site-built equivalent. Ours are fully insulated for year-round living, not seasonal use.
